Building Schemes
FAIRWINDS STATUTORY BUILDING SCHEMES
The Building Schemes found on the FCA's (Fairwinds Community Association) are copies of the Building Schemes that were received from Fairwinds in August 2008.   The list below reflects those schemes that are registered as legal notations and encumbrances on the Land Title Certificate of all single family lots in the community on this date.  These are for referrence only and may be/have been amended by the developer over the years.  The material provided herein is believed to be correct and is provided for information purposes; however, it should not be relied on for legal purposes.  For current Building Schemes registered as a Restrictive Covenant on Title please refer to the Land Title and Survey Authority of British Columbia at https://www.ltsa.ca/

Fairwinds have advised that there are no Building Schemes registered on the titles of any of the multi-family sites.  Building Schemes were not put in place on these properties as the purchasers were buying finished housing, not raw land and constructing a home, as in the case with the single family lots.  Whereas these Building Schemes, like Restrictive Covenants, have the effect of placing restrictions on the owners of single family lots, for the multi-family sites this is done via the bylaws of the Strata Corporation.
